Do I need an appointment to tour Eaglewood Lofts?
Walk-ins are welcome during office hours, but we recommend scheduling a tour in advance so our team can be fully prepared to assist you. Scheduled tours are prioritized, which may help reduce wait times. Our office is open Monday through Friday from 9:00 AM to 6:00 PM and Saturday from 10:00 AM to 4:00 PM. You can easily book a tour online or contact our leasing team to reserve a time.
Where can I park when I come in for a tour?
We’ve made it easy. Reserved “Future Resident” parking is available right in front of the leasing office; you’re welcome to park in any of those spaces or in other open spots nearby.
What lease terms are available?
We offer lease terms ranging from 3 to 15 months. Availability and pricing may vary, so please contact our leasing team for current options.
Can I request a specific apartment & can an apartment be held?
You can request a specific apartment if it is available for rent. We are happy to hold the apartment up to 2 weeks for your convenience with the $299 admin fee.
How does the lease work if I’m living with roommates?
Eaglewood Lofts offers a single lease per apartment, with all residents 18 years and older listed on the agreement. Each leaseholder shares responsibility for the full terms of the lease.
This structure allows households — whether friends, family members, or roommates — to lease the entire apartment together under one unified agreement. Please contact the leasing team if you have questions about adding or removing residents.
What are the income requirements to qualify?
Applicants must demonstrate a combined gross household income of at least 2.5 times the monthly rent. Income may be combined for all leaseholders listed on the application.

What screening criteria do you use?
All applications are subject to income verification, credit screening, rental history review, and background checks in accordance with Fair Housing laws and community policies.
Approval is based on meeting established qualification standards. If you have specific questions about the application process or screening criteria, please contact the leasing team.
Do you accept Section 8 vouchers?

How long does application approval take?
Most applications are processed within 24–72 hours .
What fees should I expect during the application and move-in process?
During the leasing and move-in process, you can expect the following standard fees:
• Application Fee: $45 per adult (18+)
• Admin Fee: $299 (reserves your apartment; refundable within 48 hours or if denied)
• Security Deposit: $500 OAC (On Approved Credit)
• First Month’s Rent: Due at move-in

Are utilities included?
No, utilities are not included. Residents are responsible for setting up (before move-in) and paying for:
• Electricity (Rocky Mountain Power)
Utilities including water, sewer, trash, gas, and common-area services are billed monthly through the Resident Portal along with rent. Charges vary based on usage and unit size, but residents can generally expect these to average around $100 per month.
In addition to rent and utilities, are there any additional monthly charges?
In addition to rent and utilities, residents are responsible for the following standard monthly charges:

What is included in the Media Package?
The Media Package includes 1GB fiber optic internet, DirectTV service, and a smart home system, all designed to keep you connected and simplify your day-to-day living.
Is renter’s insurance required?
Yes, renter's insurance is required for all residents. While coverage amounts are selected by the resident, most residents carry at least $100,000 in liability coverage for the protection of the community.
We also strongly recommend obtaining personal property coverage to protect your belongings, as the community is not responsible for damage to or loss of personal property.

Can the apartment be sublet or listed on short-term rental platforms like AirBnB or VRBO?
Apartments cannot be sublet or listed on short-term rental platforms such as Airbnb or VRBO.
What happens at the end of my lease term?
A 60-day written notice is required prior to the end of your lease term, whether you plan to renew your lease or move out. This means we must receive written notice at least 60 days before your lease expiration date.
As your lease expiration approaches, the leasing team will contact you to discuss your options, which may include renewing your lease, moving out, or other available options based on current availability and community policies. Lease renewals and month-to-month agreements are subject to management approval and are not guaranteed.
Residents who wish to remain in the community after their lease expires should contact the leasing office as early as possible to discuss available options. In some situations, short-term lease extensions or month-to-month agreements may be available; however, these options are offered on a case-by-case basis and may be subject to additional fees or premiums.
If proper notice is not provided, or if a renewal agreement is not signed before the lease expiration date, the lease may convert to a month-to-month agreement at the current market rate plus any applicable month-to-month premium, as permitted by the lease agreement.
Failure to provide the required 60-day written notice may result in additional charges, including additional rent beyond your original lease term at the applicable month-to-month rate and premium. Please refer to your lease agreement or contact the leasing office for complete details regarding notice requirements, renewal options, and move-out procedures.
What happens if I need to break my lease early?
We understand that circumstances can change. Residents are required to provide a 60-day written notice and pay a lease termination fee equal to two months’ rent. Additional terms and conditions may apply, so please refer to your lease agreement for complete details. Our leasing team is also available to answer any questions and help guide you through the process.
What should I expect at move-out?
At move-out, each apartment is professionally cleaned and carpets are serviced to prepare the home for the next resident. As outlined in the lease agreement, these standard services are performed for every apartment, and the associated costs are deducted from the security deposit.
Residents are expected to remove all personal belongings, dispose of all trash, and leave the apartment in reasonably clean condition. Residents are not expected to perform a professional or deep cleaning prior to move-out. However, apartments requiring excessive cleaning, repairs, or the removal of abandoned belongings may incur additional charges beyond the standard cleaning costs.
Any final utility balances may also be deducted from the security deposit.

What are the hours for the pool? Is it open seasonally?
The pools are open seasonally during the following hours:
• Monday – Friday: 9:00 AM – 10:00 PM
• Saturday – Sunday: 10:00 AM – 10:00 PM
The spa is open year-round during the same hours. No lifeguard is on duty; residents swim at their own risk.
From time to time, the pools may be closed for maintenance or chemical treatment. We ask that residents please respect all posted closures and remain out of the pool during these times.
What are the fitness center hours?
The fitness center is available to residents 24 hours a day, 7 days a week, unless otherwise posted or temporarily closed for maintenance, repairs, or community events.
What are the hours of the clubhouse?
The clubhouse is open daily:

What amenities can I reserve, and what do they cost?

What are the rules for using the dog park?
The dog park is provided as a convenience for residents and their pets. To help keep the area safe and enjoyable for everyone, residents are expected to follow these guidelines:
- Pets must be supervised at all times, and residents are responsible for their pets' behavior while using the dog park.
- Residents are responsible for cleaning up after their pets. Complimentary waste bags are provided throughout the community. If a waste station is empty, please notify the leasing office so it can be restocked. Failure to properly dispose of pet waste may result in lease violations or additional fees.
- Please be respectful of neighboring residents and avoid excessive noise, especially during community quiet hours.
Are BBQ grills available?
Yes, there are BBQ grills at both Clubhouses. Both areas are first-come, first-served during posted amenity hours.
How do I get my packages/do you have package lockers?
Package lockers are located in the north clubhouse.
Do you offer valet trash service and/or recycling?
Yes, Eaglewood Lofts offers valet trash and recycling services. Please follow posted pickup schedules and container guidelines.
Do the apartments come furnished?
No, apartments do not come furnished — which means you get to create a space that feels like home. Arrange it your way, add your personal touch, and make it yours. Just keep in mind that painting or permanent changes aren’t allowed.
What type of flooring do the apartments have?
Apartments feature vinyl plank flooring in the main living areas with carpet in the bedrooms.
What kitchen appliances are included?
Kitchens come equipped with stainless steel appliances, including a refrigerator, microwave, dishwasher, and an electric stove and oven.
Do the apartments include a washer and dryer?
Yes. Every apartment includes an in-unit washer and dryer at no additional cost.
Do the apartments have a bathtub or just a shower?
All apartments feature a space-saving tub and shower combination, except for ADA-accessible units, which include a walk-in shower. Please contact the leasing team for specific unit details.
Are the apartments internet and cable ready?
Yes, all apartments are wired for high-speed internet and cable. Residents are required to provide their own router for service.
Do apartments come with air conditioning or heating?
Yes. All apartments include heating and air conditioning.
Are patios or balconies available?

Do you allow pets?
Yes, Eaglewood Lofts is pet-friendly. We welcome dogs, cats, and a variety of smaller pets. We allow non-aggressive dog breeds, and all pets must comply with community guidelines regarding size and behavior.
Our standard pet fees are:
• One-time pet deposit: $200
• One-time pet fee: $300 per pet
• Monthly pet rent: $50 per pet
• Maximum of 2 pets per apartment
Eaglewood Lofts also features a large on-site Bark Park, giving your furry friends plenty of space to run, play, and burn off energy.
We love animals and ask all pet owners to be respectful of the community. Please remember to clean up after your pets — waste stations with bags are conveniently located throughout the property. With open green spaces and an on-site pond, we also encourage residents to be mindful and keep pets safe while enjoying the outdoors.

Guests are welcome at Eaglewood Lofts, whether they’re stopping by for a few hours or spending the night. Here are the basics:

• If your guest will be staying overnight with a vehicle, please notify the leasing office so we can help ensure they’re properly accounted for.
• Towing is enforced, and vehicles parked in resident-only spaces or not properly registered may be at risk of being towed.
